About DLF Regal Gardens Sector 90 Gurgaon
DLF Regal Gardens is a finished society, not a new launch: eight towers of 29 floors on about 11 acres in Sector 90, Gurugram, inside DLF Garden City, completed in late 2016 and lived in since. Six separate one-unit pages for it used to sit on this site, each labelled New Launch and each printing a band such as "Rs 2.27 Cr to Rs 3.23 Cr (est.)" for a 1,744 sq ft flat. Those bands were the area times Rs 13,000, with about 42 per cent added for the top. The page that replaced them said only that no price was on record. Both were wrong, in opposite directions.
Read on 4 October 2026, the listings put DLF Regal Gardens at about Rs 12,100 to Rs 12,250 per sq ft on resale. A 3 BHK of 1,737 to 1,760 sq ft asks about Rs 2.1 crore to Rs 2.15 crore; a 4 BHK of 2,225 sq ft asks Rs 2.45 crore to Rs 2.9 crore. Flats in Sector 90 average about Rs 10,900 to Rs 11,200 per sq ft, so the building sits 8 to 12 per cent above its own sector. That is the price of a DLF name and a finished tower, and it is a small premium.
What the old pages printed, size by size
The six one-unit pages fold into this one. Here are the sizes they named, what each printed, and what each size implies at the rate the building trades at today.
| Configuration | Area as listed | What the old page printed | At Rs 12,100 per sq ft |
|---|---|---|---|
| 3 BHK | 1,737 sq ft | Rs 2.26 Cr to Rs 3.21 Cr (est.) | Rs 2.10 Cr |
| 3 BHK | 1,744 sq ft | Rs 2.27 Cr to Rs 3.23 Cr (est.) | Rs 2.11 Cr |
| 3 BHK | 1,750 sq ft | Rs 2.28 Cr to Rs 3.24 Cr (est.) | Rs 2.12 Cr |
| 3 BHK | 1,760 sq ft | Rs 2.29 Cr to Rs 3.26 Cr (est.) | Rs 2.13 Cr |
| 3 BHK | 1,967 sq ft | Rs 2.56 Cr to Rs 3.64 Cr (est.) | Rs 2.38 Cr |
| 4 BHK | 2,225 sq ft | Rs 2.89 Cr to Rs 4.12 Cr (est.) | Rs 2.69 Cr |
The bottom of every old band is about 7 per cent above what the building trades at, and the top is about 50 per cent above it. A seller who read the old page for a 1,744 sq ft flat would have expected up to Rs 3.23 crore; the same size on the listings asks Rs 2.15 crore. A buyer reading the consolidation page after it got nothing at all. The listings do not all say which area they quote, and the four 3 BHK sizes between 1,737 and 1,760 sq ft are almost certainly variants of one plan, so a buyer comparing them should compare floor, facing and condition before the 20 sq ft.
DLF Regal Gardens resale price, worked from the asks
Each ask is divided by its area:
- A 4 BHK of 2,225 sq ft at Rs 2.45 crore: Rs 11,010 per sq ft, the lowest rate on the day.
- A 3 BHK of 1,760 sq ft at Rs 2.1 crore: Rs 11,930.
- A 3 BHK of 1,737 sq ft at Rs 2.14 crore: Rs 12,320.
- A 3 BHK of 1,744 sq ft, south-facing, on the 14th of 29 floors, at Rs 2.15 crore: Rs 12,330.
- 4 BHK flats of 2,225 sq ft with a servant room at Rs 2.85 crore and Rs 2.9 crore: Rs 12,810 to Rs 13,030.
So the working spread is about Rs 11,000 to Rs 13,000 per sq ft, with the 3 BHK flats clustered at Rs 11,900 to Rs 12,300 and the 4 BHK flats spread wider. One portal's floor prices agree: 3 BHK from Rs 2.07 crore and 4 BHK from Rs 2.6 crore, across more than 130 flats for sale. The same portal's project average was Rs 12,300 in June 2025 and Rs 12,100 in March 2026, so the building has been flat to slightly down for a year. An owner-posted semi-furnished 4 BHK at Rs 3 crore sits above the rest and names no size, so it is not used for the rate.
DLF Regal Gardens rent, and the yield it gives
The letting market is deep: one portal listed more than 70 flats to rent, and another more than 50 3 BHK and 7 4 BHK flats. Rents run from about Rs 30,000 to Rs 49,200 a month. A 3 BHK lets for Rs 38,000 to Rs 41,400 and a 4 BHK averages about Rs 49,200. One 3 BHK offered from October 2025 at Rs 39,000 asked a two-month deposit of Rs 78,000.
Divide the rent by the price. A 1,744 sq ft 3 BHK at Rs 2.15 crore let at Rs 40,000 earns Rs 4.8 lakh a year: 2.2 per cent gross. At Rs 41,400 it is 2.3 per cent. A 2,225 sq ft 4 BHK at Rs 2.85 crore let at Rs 49,200 earns Rs 5.9 lakh: 2.1 per cent; bought at Rs 2.45 crore, the same flat yields 2.4 per cent. After maintenance and a vacant month, call it nearer 2 per cent. That is ordinary for a finished Gurugram society, and it makes Regal Gardens a home first. Tenants looking at the wider belt can compare rents across New Gurgaon.
Towers, plans and sizes
The developer describes eight high-rise towers of 29 floors each, designed by Hafeez Contractor, with the gardens laid out by Paul Friedberg, on about 11 acres. Listings put the count at 562 flats on 11.1 acres, with a 16,000 sq ft clubhouse. The DLF Regal Gardens floor plan list runs from 1,438 sq ft to 2,215 sq ft in the developer's own figures: a small number of 2 BHK flats, mostly 3 BHK, and 4 BHK flats at the top. Listings print the largest plan as 2,225 or 2,255 sq ft, which is the kind of drift a buyer should settle from the conveyance deed rather than the advert.
Eight towers of the same height in one compound mean many flats of each plan, and that is useful to a buyer: with dozens of 3 BHK flats for sale at once, the rate for a given floor and facing is easy to check, and an ask well above Rs 12,500 per sq ft for a 3 BHK needs a reason, such as a renovated interior or a garden-facing high floor.
DLF Regal Gardens possession date, and why there is no RERA number
The towers were completed in late 2016, and listings give December 2016 or January 2017 for possession. Haryana notified its RERA rules on 28 July 2017, and those rules do not require registration of a project that already had its completion certificate. One portal lists Regal Gardens as not registered, which fits. No registration number could be confirmed for this page, and none is printed. For a flat nearly ten years past handover, three documents matter more than a registration: the occupation certificate for the tower, the seller's conveyance deed, and a no-dues letter from the maintenance company. The Haryana RERA guide explains what the authority can and cannot do on a resale.
The launch date and launch rate are not settled by anything read for this page, so it prints no appreciation figure. What can be said is that the building has held its rate for the last year, from Rs 12,300 per sq ft in June 2025 to Rs 12,100 in March 2026 on one portal.
Where it sits in Sector 90 and DLF Garden City
Regal Gardens is part of DLF Garden City, the developer's township in this part of New Gurgaon. Its neighbours in the sector include DLF New Town Heights 1 and SS Camasa, and DLF's builder floors sit on the Garden City floors page. The sector as a whole, with its cheaper societies and the rates they trade at, is on the Sector 90 page. Flats in Sector 90 run from about Rs 10,300 to Rs 12,150 per sq ft on one tracker, averaging about Rs 10,900 on super area and up about 134 per cent over five years, so Regal Gardens trades at the top of its own sector rather than outside it.
Is DLF Regal Gardens a good buy? Our review
Online reviews by residents were not part of what was checked here, so this is a review of the numbers. It suits a family that wants a finished 3 BHK of about 1,750 sq ft in a DLF-built society with Rs 2.1 crore to Rs 2.2 crore to spend, or a 4 BHK at Rs 2.45 crore to Rs 2.9 crore. It suits a buyer who would rather pay an 8 to 12 per cent premium over the sector for a known developer than take a cheaper society with less certain upkeep. It does not suit an investor: a 2.1 to 2.4 per cent gross yield, on a rate that has not moved in a year, is not an income case. Flats at this budget across the city are on the Rs 2 to 3 crore page, and DLF's other schemes on the DLF projects page.
Before you pay anything
- The area on the deed. Asks run Rs 11,000 to Rs 13,000 per sq ft; check the super and carpet areas on the conveyance deed, not the listing.
- The occupation certificate for the tower, the seller's conveyance deed and the maintenance no-dues letter.
- The transfer charge the maintenance company levies on a resale, in writing, and who pays it.
- The rent the flat has earned, from a bank statement, if the seller let it.
- The stamp duty. In Haryana it is 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly: on a Rs 2.15 crore flat, about Rs 15 lakh against Rs 10.75 lakh. The detail is on the registration charges page.
Frequently asked questions
What is the price of a flat in DLF Regal Gardens Sector 90 Gurgaon?
Read on 4 October 2026, DLF Regal Gardens averages about Rs 12,100 to Rs 12,250 per sq ft on resale. A 3 BHK of 1,737 to 1,760 sq ft asks about Rs 2.1 crore to Rs 2.15 crore, and one portal puts 3 BHK flats from Rs 2.07 crore. A 4 BHK of 2,225 sq ft asks Rs 2.45 crore to Rs 2.9 crore. Divided by their areas, the asks run from about Rs 11,000 to Rs 13,000 per sq ft.
What does a 3 BHK in DLF Regal Gardens cost?
Most 3 BHK flats here are 1,737 to 1,760 sq ft, and they ask Rs 2.1 crore to Rs 2.15 crore: a 1,760 sq ft flat at Rs 2.1 crore is Rs 11,930 per sq ft, and a 1,744 sq ft flat on the 14th of 29 floors at Rs 2.15 crore is Rs 12,330. A larger 3 BHK of 1,967 sq ft would be about Rs 2.38 crore at the building's average rate.
What is the price of a 2 BHK in DLF Regal Gardens?
The smallest plan the developer publishes is 1,438 sq ft, and the building has only a few 2 BHK flats. No 2 BHK ask could be tied to a size on the day this was checked. At the building's average of about Rs 12,100 per sq ft, a 1,438 sq ft flat works out to about Rs 1.74 crore; treat that as arithmetic, not an ask.
What is the rent in DLF Regal Gardens?
Rents run from about Rs 30,000 to Rs 49,200 a month. A 3 BHK lets for Rs 38,000 to Rs 41,400, and a 4 BHK averages about Rs 49,200. One 3 BHK listed at Rs 39,000 asked a deposit of two months, Rs 78,000. With 70-plus flats listed to let on one portal, a landlord here is competing for tenants rather than choosing them.
What rental yield does DLF Regal Gardens give?
About 2.1 to 2.4 per cent gross. A 1,744 sq ft 3 BHK at Rs 2.15 crore let at Rs 40,000 earns Rs 4.8 lakh a year, 2.2 per cent. A 2,225 sq ft 4 BHK at Rs 2.85 crore let at Rs 49,200 earns Rs 5.9 lakh, 2.1 per cent, and the same flat bought at Rs 2.45 crore yields 2.4 per cent. After maintenance and a vacant month, expect closer to 2 per cent.
When was DLF Regal Gardens completed, and is it RERA registered?
The towers were completed in late 2016, with listings giving December 2016 or January 2017 for possession. That is before Haryana's RERA rules of 28 July 2017, which do not require registration of a project that already had its completion certificate, and one portal lists the building as not registered. The launch date is not settled by anything read for this page. For a resale flat, check the occupation certificate, the seller's conveyance deed and a maintenance no-dues letter.
Is DLF Regal Gardens overpriced against Sector 90?
It carries a premium of about 8 to 12 per cent. One portal puts Regal Gardens at about Rs 12,100 per sq ft against Rs 11,200 for Sector 90; another puts the sector at about Rs 10,900. For that you get a DLF-built, finished society of 3 and 4 BHK flats. The premium is modest, and the old pages' Rs 13,000-plus starting rate was above what the building trades at.

Pros & Cons
- +Finished and lived in since late 2016, with no construction risk
- +A modest premium, 8 to 12 per cent over the Sector 90 average, for a DLF-built society
- +A deep resale and rental market, so the price of a given flat is easy to check
- +Rents of Rs 38,000 to Rs 49,200 a month on flats of Rs 2.1 to 2.9 crore
- +A narrow 3 BHK ladder, Rs 11,900 to Rs 12,300 per sq ft
- –A 2.1 to 2.4 per cent gross yield, nearer 2 per cent net
- –The rate has been flat to slightly down for a year, Rs 12,300 to Rs 12,100 per sq ft
- –No registration number to check; the paperwork rests on the occupation certificate and the deed
- –Listings disagree on the largest plan, 2,215, 2,225 or 2,255 sq ft
- –A 2 BHK is rare here, so the entry ticket is a 3 BHK near Rs 2.1 crore
Who Should Buy & Who Should Avoid
- +A family that wants a finished 3 BHK of about 1,750 sq ft in a DLF society for about Rs 2.1 crore
- +A buyer who prefers a known developer's finished tower to a cheaper society, at a small premium
- +An end user who will negotiate from a long list of comparable flats
- –Anyone working from the old Rs 2.26 crore to Rs 4.12 crore bands
- –Anyone buying for rental income
- –A buyer who needs a quick capital gain from a rate that has not moved in a year
Possession Timeline
Completed in late 2016, with listings giving December 2016 or January 2017 for possession, so the towers have been lived in for nearly ten years. The launch date is not settled by the sources read. The risk for a buyer now is paperwork rather than construction: the tower's occupation certificate, the seller's conveyance deed, the maintenance no-dues letter and the transfer charge.

💬 Our View
The old pages got it wrong twice: six one-unit rows called a 2016 building a new launch and priced it at area times Rs 13,000 with 42 per cent on top, and the consolidation that replaced them printed no price at all. Regal Gardens is a finished DLF society at about Rs 12,100 per sq ft, Rs 2.1 crore for a 3 BHK and Rs 2.45 crore to Rs 2.9 crore for a 4 BHK, letting at Rs 38,000 to Rs 49,200 and yielding about 2 per cent. The case for it is a known developer at a small premium over the sector. The case against is a flat rate and a thin yield.
